1. General Conduct

Tenants, their guests and contracted workers must at all times show respect for the peace, quiet and privacy of other tenants, park workers and staff without exception.

2. Rent / Site Fees / Tenancy
  • Rent/Site Fees are to be paid weekly in advance as per your tenancy agreement.
  • Tenants who are overdue will be reminded of their obligation and the terms of the Residential Tenancies and Rooming Accommodation Act 2008 will be enforced.
  • No assignment of tenancy can occur without approval from the lessor (E. Cocco & Sons Investments Pty Ltd). This is a condition of the tenancy agreement.
3. Vehicles
  • Speed limit within the park is walking pace (10 km/h).
  • Vehicles are allowed on your site only and not within 1m of the roadway/site boundary.
  • Vehicles must be parked according to signs and management directions.
  • Strictly no visitor parking in the tourist area at any time.
  • Unregistered vehicles are not permitted to travel on park roadways.
  • Parking is not permitted at the rear access gate — it must remain clear at all times.
  • Push bikes are only permitted beyond the first speed hump adjacent to the work shed; they must be walked anywhere else on park grounds.
  • No vehicle repairs or maintenance without prior management approval.
  • Changes in vehicles must be registered with the office.
  • Trucks and large commercial vehicles are not permitted; small commercial vehicles may require approval.
4. Visitors
  • Tenants are responsible for their guests' behaviour at all times.
  • Overnight guests must sign the Visitors Log on the office wall and pay the appropriate fees.
  • Overnight visitor vehicles must be left in the Visitors' Car Park.
5. Noise
  • No machinery before 7:30am or after 5:00pm Monday–Friday (unless prior management approval).
  • No machinery before 8:00am or after 4:00pm Saturday (unless prior management approval).
  • No machinery before 9:00am or after 3:00pm Sunday (unless prior management approval).
  • No undue noise prior to 7:00am or after 9:00pm within park grounds.
  • No works on Public Holidays (power tools/machinery).
  • Noise restrictions do not apply to staff, emergency services, or urgent trade works.
6. Sites
  • All tenants must maintain their dwelling and surrounds in a clean, neat and tidy state at all times.
  • No surplus equipment or belongings to be left outside or under caravans, cabins, etc.
  • Removal or damaging of trees or shrubs anywhere in the park is prohibited.
  • Fences and garden edges can only be of a design approved by management.
  • No tarps unless prior permission has been given by management (short-term emergency only).
  • Excess watering that results in water streaming onto the street is strictly prohibited.
  • Any vegetation issues must be reported to management in writing and addressed under the Vegetation Management Plan (VMP).
7. Drug & Alcohol

Excessive, unsociable or disruptive use of alcohol will not be tolerated.

8. Termination / Vacating Sites
  • Any plants or trees placed and grown in the ground become fixtures of the park and must be left when vacating.
  • All rubbish must be removed and the site left tidy — a fee will be charged for any rubbish left behind.
9. Children
  • Parents and guardians are responsible for children's behaviour at all times.
  • Young children must be escorted to and supervised at amenities, pool, etc. by their parent/guardian.
  • Bike riding, skateboarding and roller skating are strictly prohibited.
  • Children must be supervised by a parent/guardian in all park areas at all times.
10. Pets
  • No pets other than birds or fish are permitted in the park.
  • A maximum of 4 birds per site; cages/aviaries must be kept off the ground and kept clean and tidy.
  • Measures must be in place to prevent seed/food falling on the ground.
  • The feeding of wildlife is strictly prohibited within the park grounds.
11. Rubbish
  • All rubbish must be wrapped securely, tied off and placed in the bin provided.
  • Garbage must be tied and placed out every Monday, Wednesday and Friday before staff will collect.
  • Dump runs are no longer provided by park staff. Tenants may take goods to Molendinar Tip free of charge.
12. Swimming Pool
  • Residents must abide by all pool area signage at all times.
  • Pool hours are 8:30am to 8:30pm.
  • No alcohol or glass containers permitted in the pool area.
13. Smoking
  • No smoking in all common areas of the park.
  • This includes within 5 metres of: Amenities Blocks, Office, Work Shed, Pool, and inside all rental cabins.
14. Fire

No wood, charcoal or other fires, heaters or BBQs are permitted in common areas or on individual sites.

15. Works and Contractors
  • Any alterations to premises require written permission from management before works commence.
  • Contractors must provide licence and insurance details to the office before entering the park.
  • Contractors must sign in on arrival and sign out on departure — no exceptions.
  • Building, plumbing or electrical work must comply with Gold Coast City Council and QBCC guidelines. Paperwork must be submitted to the office on completion.
16. Miscellaneous
  • No string, rope or wire clotheslines in or around carports. Collapsible/retractable lines and clothes horses are permitted.
  • Please ensure electrical cords are safe and correctly placed at all times.
  • Boom gate keys issued to tenants only. Additional keys under special circumstances only.
  • Tenants must not leave shopping trolleys on their sites.
  • When an SMS is sent for mowing and a tenant does not remove their vehicle, any damage claim must go through the tenant's own insurance.
  • No responsibility will be taken for loss or property damage within the park.
Park Policy

Should the need arise for a tenant to be approached in relation to a tenancy matter, all reasonable endeavours will be made to ensure the following:

  • Two staff members will be present.
  • The tenant will be afforded the option of having a Support Person present.
  • If either of the above cannot be satisfied and the issue has subsided, the matter will be addressed the next office day at 12 Noon.
  • If the incident has an immediate impact on safety or security, the above will be implemented once the threat has ceased.
  • Tenants are to treat staff with respect and dignity at all times.
Park Rules are enforceable under legislation. Park Policy may be taken into consideration in the renewal of your yearly lease.
